Maintenance
No building, or the responsible management company, can afford for their building to not operate properly. The running costs will escalate, the comfort levels will deteriorate and the building's occupants will not be happy.
Concise Controls offers two maintenance packages to mitigate potential issues. Both are SLA backed and will provide building owners and the Facilities or Building Managers peace of mind in the knowledge that reliable and effective professional services are to work remotely in monitoring the installation and are able to be on site, quickly, to rectify problems if and when to occur.
Continuation of service is critical
Our Proactive Service
[Phil - do you have a specific service name for this? If not, it may be worth thinking of a package name]
Our proactive service involves the day to day monitoring of the installation as well as scheduled visits and a parts replacement schedule. This is the equivalent of vehicle servicing and aims to have the installation running with a 100% uptime.
On the initiation of the contract, working closely with the owner/manager, we will survey the installation if we haven’t been involved in the installation and/or commissioning. Using the knowledge of the complete system, we will agree on a Maintenance Service Schedule.
Our schedule will:
Issue service reports electronically periodically
Have a planned preventive maintenance (PPM) schedule and the appointments booked into an engineer’s diary
Include the periodic testing of actuators, pressure sensors, valves. Comprehensive test schedules for the electromechanical parts will help identify potential failures before they actually fail
Focus with seasonal emphasis on key elements of the system. For example in the Spring, specific attention to the cooling system will ensure it is working properly when needed in the Summer. A similar Autumn schedule for the heating will also be planned.
Our Reactive Service
[Phil - name?]
This service can either be SLA backed or can be purely on a Time and Material basis. An SLA will ensure certain response times and provides the reassurance of being able to get a known engineer on site within the time frame of the SLA.
Alternatively, we can respond to help requests when required that are not SLA backed. There are no guarantees that we can respond quickly but for systems that are not critical, this may be acceptable.
For any building whose efficient and effective operation is critical, we would suggest that the minimum service taken up is a Reactive SLA. This will ensure we are on-site within the specified timeframes.
Will are happy to take on the maintenance and management of any Trend installation irrespective on whether we were involved in the design, implementation or commissioning of the system.
Fault Finding and Diagnostics
We are also happy to offer a fault finding and diagnostic service to identify where problems may exist. If your existing contractor or subcontractor does not have either the time, experience or skills to identify and rectify faults or operational issues, then contact Concise Controls.
