BEMS Design and Delivery

The design of the BEMS is, as far as we are concerned, the most important part of any implementation - get the design right, the implementation, commissioning and the running of the building falls into place.

A fantastic building is not so fantastic when it is not run efficiently; it is expensive, wastes the planet’s natural resources unnecessarily and is not an environment conducive for productive work. Mechanical and Electrical specialists are responsible for the physical implementation of the heating and ventilation plant.

We are responsible for the correct location of the sensors and valves within the system to support the design parameters. The number of sensors and actuators are a critical design consideration to ensure the changes in the building’s environment can actually be actioned.

Our involvement at the design stage of the HVAC system ensures that the correct placement of components (valves/actuators) and the electrical and network infrastructure is in place.

Correct and effective communication between sensors, valves, actuators or any part of the system is essential and this electrical infrastructure, together with the communication feedback and action loop, is a critical part of any installation.

This phase of any implementation also includes the full design and build of the control panel specifically for the building in question.

Once the full design has been drafted the initial set of schedules can be generated that will detail all components needed for installation and commissioning. At this point we will have a full understanding of the electrical and networking support infrastructure and the implementation schedules for these are also created.

These schedules include:

  • Control Point - input/output
  • Valves
  • Actuators
  • Sensor listings
  • Air/water pressure switches

Once this work has been completed, a complete cost and implementation master schedule can be issued and hence the full cost estimate for the infrastructure and equipment can be issued. A full set of technical drawings detailing the locations of the various components is also generated to enable the Installation phase to occur.
